A conveyancing solicitor will handle all of the banking issues that arise and make sure that your current mortgage is cleared and that your new mortgage is then registered in the Land Registry/Registry of Deeds. Different banks and lending institutions offer different contributions to your re-mortgaging packages so we are happy to offer very competitive rates that can be flexible depending on your individual circumstances. · Building Energy Rating Certificates (BER Certificate). We offer a combined conveyancing/BER Certificate package to all of our clients. We will provide one all-in quote. From the 1st of January, 2009, a BER Certificate is compulsory for all homes being sold or rented. If you are buying or renting a new house or apartment now then you are entitled to one, so ask the vendor, the landlord or their agent for one. BER’s can only be carried out by registered BER Assessors who are listed on the Sustainable Energy Ireland website, www.sei.ie . We are therefore delighted to have teamed up with T.G. Lenihan & Co., Consulting Engineers, to offer all of our clients this excellent service at a very competitive all-in rate. Your BER Certificate will be provided by a very experienced local engineer who is registered with Sustainable Energy Ireland. · Advising landlords/tenants in respect of the granting and renewal of leases of residential property and related advise where a dispute occurs.
